YOUR REWIRING ENQUIRY

Plan your rewiring work

Plan a full or partial rewire with the rooms, intended use and occupation arrangements set out. Agree cable routes, testing and making good as part of the quotation.

What to include in your enquiry

  • The rooms or circuits to include and reason for the work
  • Whether the property will be occupied during the job
  • Planned renovations, access and any inspection findings
  • State whether you own, rent or manage the property and who can authorise this rewiring work

What should the quote cover?

Compare design, isolation and phasing, circuit work, testing, documentation and making good on the same basis. Separate a partial alteration from a whole-property rewire and ask how hidden constraints change the plan.

Does a rewire quotation normally include redecorating every room?

Do not assume it does. Agree the extent of chasing, plaster repairs and decoration explicitly, including who completes each stage and the condition in which rooms are handed back.

Property and responsibility checks

For retained historic fabric, agree routes and making good before opening walls or ceilings. Check actual listing and consent requirements rather than assuming all Newmarket properties share the same restrictions.

  • Identify the actual property, asset and owner before commissioning changes
  • Include relevant plans, reports or permission information; do not assume approval
  • Agree access, protection and making good where the work affects retained surfaces

Assess condition before choosing a whole rewire

Plan a full or partial rewire with the rooms, intended use and occupation arrangements set out. Agree cable routes, testing and making good as part of the quotation.

Request a quote for a full or partial rewire, with circuit scope, disruption, access and finishing work agreed for your property.

Explain the existing report, symptoms and intended future use before deciding on a full or partial rewire. Ask what inspection supports the scope and which existing circuits can be retained. Property age alone does not diagnose electrical condition, and a few new fittings do not demonstrate that concealed wiring is satisfactory.

Partial and full rewiring

A partial job needs clear boundaries: which circuits and rooms are renewed, what remains, and how the new and retained parts are assessed together. A full rewire also needs a detailed schedule rather than a loose promise to replace everything. Outbuildings, external supplies, alarms and specialist systems may be separate items. Ask how retained equipment will be treated and what completion documents cover. A new consumer unit alone is not a full rewire, and replacing accessories alone does not establish that the hidden cables have been renewed.

A retained circuit should be identified in the schedule rather than hidden in a general exclusion. Ask what assessment supports retaining it and how that conclusion is recorded. If an extension or kitchen is being completed by another contractor, agree the interface between the electrical packages so no circuit, control or certificate falls between the two instructions.

Plan rooms, equipment and future use

Make a room-by-room brief covering socket positions, lighting controls, fixed appliances and any intended changes in use. Explain home-office equipment, workshop needs or planned extensions early. The electrician should assess loads and design requirements rather than simply reproduce every old position. Mark preferences for discussion; they are not technical instructions to install a circuit. Coordinate with kitchen, bathroom and building plans so late changes do not reopen finished surfaces. Agree what provision is included now and which future systems need separate design.

Occupied homes and disruption

Discuss whether the property remains occupied, which areas must remain usable and how temporary safe arrangements are made. Wiring work can involve lifting floors, opening walls and repeated access; an optimistic one-day promise is not a programme. Ask for stages, expected interruptions and dependencies on other trades. Clear routes without removing electrical equipment yourself. If a resident has access or medical needs, raise them before the programme is agreed. Keep a written process for approving changes discovered once concealed parts are exposed.

Plan cable routes through retained fabric

Rewiring can affect plaster, floors, joinery and external penetrations. Ask how routes will be investigated and agreed before opening surfaces. Include decoration and making good in the scope or clearly identify who handles them. Do not assume the cheapest route is suitable for protected fabric.

What should this quotation actually cover?

Checking completion

Compare the installed positions with the agreed schedule, ask about controls and collect the relevant electrical and compliance records. Have the electrician explain any retained parts, limitations or further recommendations. Photographs and drawings supplied by the business can help future work, but should not be presented as a complete concealed-services map unless that was the agreed scope. Keep the records with the property documents. For an enquiry, give the postcode, project stage, property use and planned extent; a site visit will normally be needed for a dependable proposal.
